Why Bulgarian Property Investment?

The Bulgarian Economy is growing steadily and doesn’t seem to be changing any time soon. There is currently a strong growth in industrial production in Bulgaria. Employment and credit has resulted in high GDP growth over the last few years. The economy in Bulgaria has grown at an average yearly rate of 4.8 % over the last five years and in spite of this, inflation has been greatly reduced to the of 2.3 % in 2003.

Foreign direct investment (‘FDI’) into Bulgaria has also increased every year since then. FDI reached US$7.4 billion in 2003 from a rate of US$5.7 billion in 2002 (which is a 30% increase). Recession to Hit Broadband Subscriber Base

Broadband providers have a reason to worry following a report, which revealed that consumers do not mind giving up their TV, mobile and broadband services to save money to get through the current recession.

The report, which is based on an analysis carried out by a research group, Booz & Company, took in to account the opinion of consumers who took part in a survey. The results of the survey show that 25 percent of the respondents had already scaled down their communication and media expenditure while another 26 percent are expected to do the same in the next six months.

Almost a quarter of the respondents hinted that they may stop their broadband and TV subscriptions and another quarter said that they could opt out of their mobile services or shift to one that offers cheaper options such as pay as you go mobile broadband.

Michael Peterson, who heads the UK branch of Booz & Company, advised the providers by telling them to reconsider their long-term plans and not just the short-term ones to deal with this emerging trend of reduced expenditure. He said that consumers are more informed than most companies think, and they are making smarter choices while purchasing these services.

However, there are some providers who are unlikely to be affected by this new trend. These include BT and other providers who are offering bundled deals since the research showed that almost 45 per cent of consumers questioned showed an interest in signing up for a bundled deal in the near future.

I’m writing because I was just on hold forever to speak with anyone because the first bill I ever received was a negative alert and a amount due of $392.

After being passed off to several idiots, I was finally transfered to a rep who could make a modification on the what was due. After 17 minutes on hold, I was charged that the initial person I argued with could only change it. So, that was pretty much overly long call that changed absolutely nothing since the other office closed while I was holding.

Added to that horrible time, I’ve had a technician come to my house 8 times for the shotty service. Nothing has been fixed.

The only reasonI decided to go with them is because the station variety has potential and it is below the other providers. But I’m positive, I wouldn’t recommend this service to anyone.

NHS Employees to Get Safety Alarms

The Department of Health has announced that it will launch a new security mechanism to ensure the safety of lone NHS workers such as nurses, midwives, and community workers. These workers are often endangered in their line of duty but fail to get any help as they work alone, away from any of their colleagues.

From this month itself 30,000 lone workers will start carrying the device which, when activated, will identify the location of the worker through a location based service and open an audio link to a trained call centre operator who can send help whenever the caller feels the need for it.

The call centre will also be able to record events as they unfold, which will allow the court to bring culprits to book more easily.

Explaining the need to protect lone workers, Health secretary Alan Johnson said that no NHS staff should have to face violence and danger. However, considering that such situations do often occur and hamper the important work these people do, the department is committed to doing the best it can to protect them.

The alarms will initially be given to community workers dealing with people with a history of alcohol or drug abuse and violence. Workers who work in areas with high crime rates and deprivation are also on the priority list since they are the ones who face violence most often. Subsequently the system will be rolled out to people who come lower on the priority list.

Purchasing a home is a huge investment, and one not to be taken lightly as there is so much to consider. Did you know that it is also one of the most personal. There are few things you will want to consider prior to contacting a real estate agent:

1. Who are the major decision makers in this matter? If there is more than just yourself, you will want to determine. Do they need to be present during the looking process, or do they want to be, or do they just need to approve the end result.

2.What is the schedule of all the decision makers involved. Coordination plus timing can greatly reduce the looking process and the time required to find you your perfect home. This is also important to your real estate agent. They will ask you when you are available to look at properties. And set a date(s). Should your schedule change for any reason even a short period of time you will want to keep your realtor informed.

3.Price Range? Do you know how much you can afford to spend. If you haven’t already spoke to a Mortgage Broker and are pre-approved you will want to do this now. They can take your information over the phone and have an answer for you in 3-5 days as to the amount of a mortgage loan you will qualify for.

Mortgage Problems and the Myth of Foreclosure Help

For a number of reasons, the rate of home foreclosures is rising in the United States. In fact, the rate is up some 70% over a year ago. Part of this is due to rising interest rates that are making payments unaffordable to homeowners who bought their homes three or four years ago with adjustable rate mortgages. Many of these mortgages were set to adjust after three years, and the resulting increases in payments have left the homes unaffordable for their owners. With little recourse, thousands of owners have had to walk away from their homes. This unfortunate situation may be avoidable in some cases, particularly if the owners discuss their troubles with their lenders. Instead, many owners have answered ads posted by companies offering “foreclosure help”, hoping to find a way to keep their houses despite their financial troubles. In many cases, the owners not only fail to get the help they need, but they often end up literally giving their houses away to the companies they thought would help them keep them.

The scam is a common one that takes advantage of people in desperate situations. Mortgage companies that intend to foreclose on delinquent customers file notice with the counties in which the homeowner resides. The county posts those notices and investors make note of the addresses. With a bit of research, they determine the value of the property and the amount owed on the mortgage. The investors seek properties with large amounts of equity. They then approach the owner with an offer to “help” them with their financial troubles. The offers vary, but the deal usually involves an offer to make good on the delinquent amounts while renting the home back to the owner for a set period of time. At the conclusion of that time period, the investors say they will offer the owner-turned-tenant the opportunity to repay and take their home back. For desperate homeowners who want to keep their houses, these offers seem like a Godsend.

Unfortunately, the deals rarely work out to the benefit of the owner. More often than not the paperwork provided with the offer includes a quitclaim deed, which, once signed by the owner, essentially gives the property to the investor. The investor, now the owner of the property, then demands an unreasonable amount of rent from the owner-turned-tenant. When he or she cannot pay, the investor evicts the tenant and sells the house, pocketing the profits. In some cases, investors have pocketed several hundred thousand dollars from a single property, all for the minimum investment of a few months’ of delinquent mortgage payments. The former owner is left with nothing.

Some states, such as Minnesota, have passed laws that severely restrict this practice, but others, such as Florida, have so far been unable to overcome large opposition from business interests. In the states with few restrictions, flyers offering foreclosure help can be found on telephone poles in just about every city. Unfortunately for homeowners who have financial trouble, the last thing they will receive if they respond to these flyers is help. Homeowners who are in financial trouble should call their lender first. The last thing lenders want to do is foreclose, so buyers would be better off calling their lender rather than trusting their home to a stranger who advertises on telephone poles.
